Vienna has around 1.9 million inhabitants and only some 60,000 detached houses. Statistically that is tight — and demand clearly exceeds supply. Only about 1,500 to 2,000 houses change hands in Vienna each year, a notable share of them off-market. Anyone who wants to buy a house in Vienna needs patience, a good network, or both. What you need to know when buying a house in Vienna

Pay attention to building class, development density, protection zones (period buildings in 1180/1190 are often listed) and the energy certificate. A house in energy class F or G usually means €80,000 to €150,000 of refurbishment over the next ten years — heating replacement (gas is being phased out), windows, insulation. That belongs in your calculation.

Buying a house in Vienna is the biggest financial decision most buyers ever make. Houses, terraced houses and villas are scarce in Vienna, especially in Döbling, Hietzing, Währing, Liesing, Floridsdorf and Donaustadt. A clear process lets you decide quickly and still safely when the right house appears.

  1. Clarify budget and financing: agree on equity, purchase costs and loan amount with your bank before viewings.
  2. Define your search profile: district, plot size, rooms, schools, public transport, willingness to renovate.
  3. View and inspect: check roof, heating, windows, damp and wiring; involve a building surveyor if needed.

How high are the additional costs when buying a house?+

Budget roughly 10% of the purchase price on top: 3.5% property transfer tax, 1.1% land-register registration fee, 1–2% contract drafting (notary/lawyer), 3.6% agent commission (3% + 20% VAT), plus €400–800 for a building surveyor. On an €800,000 house that is around €80,000.

What does a building surveyor check?+

How much equity do we need for a house in Vienna?+

Since the KIM regulation banks ask for at least 20% equity plus the additional costs — on an €800,000 purchase roughly €240,000. Less is possible with strong income or securities. The monthly instalment may not exceed 40% of your net income.

Protection zones and building class — what matters?+

In 1180/1190 many period buildings are under ensemble protection: façade and roof changes need approval. Building class and density define how large and how high you may build. Always obtain an extract from the zoning and development plan before buying — we do that for you.

Is a house in need of renovation worth it?+

If the substance is sound (statics, masonry, roof truss) — yes. Renovation today costs €1,500–2,500 per m² of living space, so a 180 m² house means €270,000–450,000 on top. Plan that realistically from the start.
